We're local and we care. Not everyone wants the same cookie cutter experience, so we take the time to get on a 15-minute discovery call with our clients. Knowing what you want helps us do our best work. Also, it helps us price the management fee, which can change based on your needs.

This is our offering letter and how you can sign on with our management contract. It will explain our overall fees and expectations, so both you and us are on the same page.

From setting up the online systems (Airbnb etc.) to making sure we have professional photography ready to use and our social media campaigns scheduled, we make sure we get it out there to start the booking process.

We strive for the best full service management firm from Buffalo, NY to Ellicottville, NY. To do that we prefer to handle the entire process with our marketing, operations, cleaning/maintenance, and accounting team. That service is 20% (excludes cleaning & maintenance costs). If you want to do some or all of the labor we are happy to discuss on the discovery call and build it into the onboarding documents.
